Alabaster Homes is a locally owned and managed real estate development company that specializes in multi-family projects in Metro Vancouver.  With in-house development, finance, accounting, construction, sales and marketing departments, we pride ourselves on a truly collaborative, team-based approach.  We are seeking an experienced and dependable Project Manager to join our team. This role is responsible for overseeing all aspects of construction, from the initial mobilization to the project’s successful completion. They will be reporting to the Director of Construction and Senior Project Manager. This position is ideal for a construction professional looking to advance their career within the dynamic construction and development environment at Alabaster.

 

THE ROLE:

  • Oversee projects and ensuring successful planning, execution, and safe completion within designated timeframes and budgets through collaboration and communication
  • Manage and supervise compliance with occupancy health and safety requirements with best practices on site that meet or exceed all Worksafe BC regulations and requirements
  • Assist the Director of Construction, Senior Project Manager and Preconstruction Manager in the enabling works scopes and manage the project teams prior to start of construction. This includes, but is not limited to: abatement, demolition, fencing works, civil, and permits
  • Provide strong leadership to both internal and external construction team members to ensure project targets are achieved
  • Accountable for the management of the construction schedule to ensure project milestones and completion dates are achieved
  • Pre-construction:
    • Provide regular reviews and updates to the development team on consultant statuses with respect to drawings, development and permitting statuses
    • Manage preconstruction budgets to ensure timely drawing releases and align with budget updates towards major project milestones
    • Ensure major construction impacted scopes are thoroughly reviewed including but not limited to: civil, demolition, utilities, encroachment/underpinning/crane swing agreements
    • Manage with the Site Superintendent on construction schedule and Project Planner documents as project moves towards start up
    • Manage early procurement with budgeting with select subtrades and divisions to achieve required cost certainty for construction start
    • Subtrade procurement and management
    • Spearhead the assembly of trade scopes of work and contracts in conjunction with the Site Superintendent
    • Manage entire subtrade procurement process, including, but not limited to review of trade list, background reviews, tendering and analysis, recommendation of trade award, hiring of trades and awarding of contracts
    • Ensure proper execution of contracts through to substantial completion, release of deficiency and statutory holdbacks, and mitigates potential issues that may lead to subtrade underperformance and liens
    • Resolve all liens
  • Site operations:
    • Maintain, track and report all financial aspects including forecasting, billing, invoicing and change order execution
    • Monitor project performance through reviews of project productivity metrics (ie. RFI’s, SI’s, shop drawings, tender statuses)
    • Work collaboratively with Site Superintendent over issues while offering optimal support
    • Reach decisions through collaboration
    • Lead project meetings with internal and external stakeholders to monitor and achieve project goals
    • Work from site as often as possible
  • Turnover:
    • Manage and facilitate timely pre-commissioning and occupancy requirements to achieve occupancy permit and substantial completion
    • Understand company goals and ensure quality standards are met
    • Microsoft Project and scheduling software
    • CADmakers and other virtual construction tools
    • Procore
    • Autodesk BIM 360
  • Use of computer software and programs to visualize and document the start up of projects, including, but not limited to:
    • CMBuilder
    • Site Logistics Planning (PDF – Bluebeam)
    • Project Planner (PDF – Bluebeam, Project, etc.)

 

THE CANDIDATE:

  • 5-10+ years of project management experience in wood frame and concrete residential construction
  • Post secondary education and training in one or more of the following fields: Construction, Engineering, Project Management
  • A proven track record of successful execution and delivery of construction projects from start to finish
  • Experience and knowledge in leading construction through key milestones, including:
    • Excavation and structural – concrete and wood frame
    • Envelope and Air tightness testing
    • Firestop inspections
    • Occupancy, code, fire alarm and life safety inspections to achieve Occupancy Permit
  • Strong written and verbal communication skills
  • Strong computer skills with estimation software
  • Strong focus on attention to detail and quality
  • Ability to make decisions based on sound judgement and reasoning
  • Ability to work both independently and under the direct supervision in a busy environment
  • Ability to prioritize work
  • An enthusiasm for innovation
  • A passion and drive for building relationships and an absolute passion for construction

 

COMPENSATION:

  • The salary range for this role is $110,000 – $130,000 (depending on experience)
